										<content:encoded><![CDATA[<p>In Nakapiripirit town, alcohol is not merely a drink, it is a tag of social identity, and sometimes a measure of bravery.</p>
<p>Once there was a Kenyan tractor operator who had done commendable work and after completion, a lady chose to gift him, so she asked for his favourite drink.</p>
<p>&#8220;Bring me Bell beer,&#8221; he said.</p>
<p>But the lady&#8217;s reaction was the least he expected. She looked at him the way a marathon world record holder might look at someone celebrating a 100m jog.</p>
<p>Then she said:</p>
<p>&#8220;You drink beer meant for ladies. I will bring you four bottles of Nile Special,&#8221; she said.</p>
<p>The lady said so because Bell beer has only 4% beer, while Nile Special is considered a strong beer with 5.6% content.</p>
<p>In Nakapiripirit town, alcohol is just but a usual cup of tea. Or let&#8217;s say, in some towns, people bond over tea; in Nakaps, tea is what you take when you are taking a break from alcohol.</p>
<p>Most farm workers wake up to a morning breakfast of traditional booze and a teetotaler may have a boring social life here.</p>
<p>&#8220;We no longer do drinking in moderation, it is now a social identity. If you didn&#8217;t touch booze for a month, what would your social life look like,&#8221; a resident tells WoK.</p>
<p><em><strong>You must buy busaa for your farm workers</strong></em></p>
<p>Nakapiripirit is located in Eastern Uganda, around 60 km from the Kenyan border. It is home to the Karamojong people who share an identical culture with the Turkana of Kenya. However, there are also Pokot people, Bagisu and the Kadama.</p>
<p>Traditionally, the Karamojong people are known to be pastoralists. It is only a few years ago that Nakapiripirit started embracing agriculture. The main crops cultivated are maize, beans, sorghum and groundnuts.</p>
<p>If you&#8217;re a newcomer in this town and you decide to venture into agriculture, you must be prepared to buy jerricans of busaa for your workers, otherwise work won&#8217;t be done.</p>
<p><em>&#8220;That is our tradition here. For ten workers, you must buy 20 litres of busaa. If you don&#8217;t do that, nobody will work for you. The only alternative is to go to prison and pay a fee to have prisoners brought to your farm,&#8221;</em> hinted another local.</p>
<p><em><strong>Breweries, clubs cash big</strong></em></p>
<p>Because of this, people brewing traditional alcohol cash big. The breweries are a hive of activities in the mornings, especially during peak agricultural activities. The sound of deep rumbles of motorbikes as they transport hundreds of litres of booze in yellow jerricans is not unusual.</p>
<p>In the evenings, the clubs come lively with booming music, regardless of the day of the week. In Nakapiripirit (and Uganda by a large extent) alcohol, whether illegally brewed or otherwise is quite affordable.</p>
<p>A 500ml bottle of Nile Special costs approximately Ugx 4500 which translates to only Ksh 150. Its availability is ubiquitous; even general stores and dukas stock alcohol.</p>
<p>But Nakapiripirit is not only about booze, the town is rapidly expanding and transforming. The recent road projects especially one that links it to Mbale is set to attract more investors. It is also a mining centre with deposits of gold and mercury. Additionally, it serves as an administrative centre with an office of the Regional District Commissioner.</p>
<p><em><strong>Kenyans rushing in to invest</strong></em></p>
<p>There is a robust community of Kenyans investing in Nakapiripirit. The biggest retail shops are for example dominated by the Somali community. Some have ventured into hardware business and furniture workshops.</p>
<p>At the heart of town is a businessman nicknamed &#8216;Beba Yote.&#8217; He is from Ukambani and runs a successful mitumba shop. He has a chain of Beba Yote stalls in other towns as well including Moroto.</p>

<p>Amos Kibaru, a contractor from Kenya, shares that the cost of constructing a precast bungalow shell, including labor, totals KSh 1.5 million. He also projects that the interior finishing will require an extra KSh 1 million, bringing the complete cost of the finished home to KSh 2.5 million.</p>
<p>Kibaru mentioned that the entire house, including finishing, could be completed in just one month, a considerable reduction in time compared to traditional construction methods.</p>
<p>&#8220;<em>Using precast material, it takes about 10 days to erect the house. Then to complete everything, including finishing, which we are now doing on the house, takes up to around 21 days. It is very fast,&#8221;</em> Kibaru stated in an past interview with a local media house.</p>
<p>He posted a table on his X social media account, outlining the cost breakdown, along with the <a href="https://whownskenya.com/wilson-ngugi-meet-25-year-old-nys-graduate-behind-kshs-700k-mabati-mansion/">quantities and prices of various building materials</a> such as precast components, blocks, roofing materials, and labor.</p>
<p>For the shell of a three-bedroom bungalow measuring 2.5 meters in height, you will need 176 T beams, each costing Kshs 1200, bringing the total cost for the T beams to Kshs 211,200.</p>

<p>Additionally, you will require 195 one-metre panels, each priced at Kshs 850, totaling Kshs 165,750. The project also includes 10 rolls of Sika fibre, costing Kshs 1350 per roll, amounting to Kshs 13,500.</p>
<p>In terms of the panels, you&#8217;ll need 140 pieces of 2.5m panels, each priced at Kshs 2125, which comes to Kshs 297,500. For the blockwork, 25 H blocks will be required at Kshs 150 each, totaling Kshs 3,750, and 104 C blocks at Kshs 200 each, costing Kshs 20,800.</p>
<p>The total amount for the shell materials is Kshs 712,500. For other aspects of the construction, the roofing will cost Kshs 294,600 for materials and Kshs 40,000 for labor. The windows will cost Kshs 86,400 for materials and Kshs 25,000 for labor, while the steel door will cost Kshs 43,700 for materials and Kshs 15,000 for labor.</p>
<p>The total cost for these additional items is Kshs 504,700. The overall total for the entire project sums up to Kshs 1,217,200.</p>
<p>Transportation costs are not included, but they typically range around Kshs 26,000. This is because most units of this size require two 12-tonne lorries, with the average transport cost within Nairobi being Kshs 13,000 per trip. For other locations, the rates are expected to be higher due to longer distances and additional logistical factors.</p>

<p>Armed with a software engineering diploma, the 25-year-old who resides in Limuru, managed to <a href="https://whownskenya.com/breakdown-of-daily-routine-of-an-nys-recruit-in-kenya/">secure a job in Nairobi CBD</a>, but life came at him fast, often faced with financial challenges with raising rent and upkeep.</p>
<p>He then presented his father with a solution to his housing challenge, proposing that he be allowed to build a house on the unused piece of land from their larger parcel, one where he could feel comfortable and save on rent.</p>
<p>He started by constructing a mabati house, erecting the outer structure first before moving in and finishing the interior as he went along.</p>

<p>The space was a tight fit, covering only 24sqm of the 55sqm available to him. He began with a simple layout and gradually expanded the house, realizing the need for different spaces as he lived in it.</p>
<p>His initial calculations saw him come up with Kshs 500,000 as his budget, but as construction progressed he went over his predictions, ending up spending Kshs 700,000.</p>
<p>Ngugi who is also an artist, has special interests in environmental conservation and sustainability, and he offset major expenses through <a href="https://whownskenya.com/evans-ngure-the-visionary-sculptor-behind-google-nairobis-stunning-interiors/">use of recycled materials in his construction.</a> About 85% of the materials came from friends and family.</p>
<p><em>&#8220;I am aware of what is happening in this world. And I know we have a lot of waste. So i thought, &#8220;Why can&#8217;t i recycle old timber, old mabati, old nails?&#8221; I saw it as an opportunity, because it is even cheaper, &#8220;</em> he said in a past interview.</p>
<p>The structure is primarily made of wood and iron sheets, and has a concrete foundation, old wooden electric poles act as columns and a wooden floor. With mabati as walls, thermal insulation was key in the construction, and he used old clothes donated by friends and family as insulation which he holds up using plywood.</p>
<p>Another eco-friendly feature is a composting system that provides manure for his garden. Additionally, all wastewater from the house is recycled for use in his kitchen garden.</p>

<p>He also runs an integrated art studio where he transforms recycled plastic and e-waste into sculptures and wall art.</p>
<p>After witnessing his masterpiece come together, Ngugi&#8217;s commitment to simplicity even led him to use rice sacks as curtains for his house. When he wants to unwind, he retreats to a personalized rooftop deck to enjoy the views.</p>
<p>An avid reader, Ngugi proudly owns a personal library of 675 books and plans to keep expanding his collection.</p>

<p>Over the past year, the 29-year-old has amassed a significant income, securing numerous victories on the track and becoming one of Kenya&#8217;s highest-paid athletes through lucrative endorsement deals.</p>
<p>With the big paychecks comes the urge to splurge, but Omanyala has already set his <a href="https://whownskenya.com/ferdinand-omanyala-thanks-kenyans-for-supporting-him-despite-olympic-heartbreak/">sights on securing his future</a>, taking on major projects such as the construction of a mansion for his family.</p>
<p>&#8220;2024 was a good year for me financially,” Omanyala told a local publication.</p>
<p>&#8220;Financially, I have been quite successful after having so much support which has allowed me to achieve some good milestones in life like building a house,” added the father of two.</p>
<p>Omanyala is constructing a seven-bedroom house in Ruiru, Kiambu county which he estimates will cost him Ksh50 million.</p>
<p>In December last year, Omanyala shared a video clip on his social media platforms of the mega project, which features a flatroof design, with a modern exterior with a minimalist design, marked by clean, sharp lines and a boxy, contemporary silhouette.</p>
<p>The mansion also <a href="https://whownskenya.com/inside-khaligraph-jones-multi-million-mansion-exclusive-features-revealed/">boasts large floor-to-ceiling windows</a> that create a seamless connection between the interior and exterior for openess, and are installed for their natural lighting benefits.</p>
<p>Omanyala&#8217;s mansion also feature visible balconies and multiple floors with a railing and a terrace.</p>
<p>The compound adorns an aesthetic arrangement of cabro tiles, enhancing the appearance of his property.</p>
<p>The trackstar is a brand ambassador for various renowned organizations, and their deals have contributed heavily to the athlete&#8217;s earnings.</p>
<p>He has a partnership with the global sportswear brand Adidas, which was recently extended through 2028. Additionally, he serves as the brand ambassador for CFAO Motors Kenya Limited (formerly Toyota Kenya), promoting the Hilux Double Cabin, and has partnerships with Visa and Oppo Kenya.</p>
<p>Omanyala has also signed deals with gaming company Odibets, Absa Kenya, and <a href="https://whownskenya.com/george-hurst-founder-of-tusker-who-was-killed-by-an-elephant/">EABL&#8217;s Tusker that offered him a Ksh 5 million boost</a> just before the Paris 2024 Olympics.</p>
<p>In addition to his brand deals, his primary motivation comes from the income generated by his running, a pursuit he trains for with unwavering dedication.</p>
<p>“I collected an appearance fee of Sh3.5 million in most of the races but the ABSA Kip Keino Classic was one of the best,” he added, revealing his desire to win a medal in the World Athletics Championships in Tokyo in September.</p>
