House 12, located in the exclusive Magnolia Hills estate, is redefining the meaning of luxury living in Kenya.
With a price tag of KSh 600 million (approximately $5.5 million), this architectural gem seamlessly blends modern design with the beauty of nature.
Located within a gated community adjacent to the prestigious International School of Kenya, Magnolia Hills offers a stunning 25-acre landscape of American-style suburban living.
The estate is home to 40 exquisite houses, each with high-speed fiber optic internet, modern infrastructure, and access to communal amenities like swimming pools, a fully equipped gym and a restaurant that features a bird sanctuary.

Privacy
Perched on a one-acre raised garden, House 12 offers unparalleled privacy.
The design, inspired by the beauty of nature, gives residents a close connection to the outdoors while ensuring that every corner of the house exudes opulence.
Upon entry, guests are greeted by a breathtaking triple-volume lounge—spanning three levels—complete with towering windows, stunning chandeliers, and impeccable decor.
This striking space sets the tone for the rest of the home, inviting a sense of awe at every turn.

State-of-the-Art features
House 12 does not compromise on space or luxury. With six en-suite bedrooms, expansive balconies, and both an interior and exterior Jacuzzi, the property caters to every need.
The house also boasts two kitchens: one dedicated to staff for event preparations and another for the lady of the house to cook for her family.
For added convenience, there are two staff quarters and a three-car garage.
Security is a top priority, with the house featuring anti-bandit windows on the lower floor and a unique pool that serves as a moat, cleverly replacing the need for unsightly burglar bars.

Architectural excellence
The entrance to House 12 is nothing short of spectacular. A pool and waterfall greet visitors, leading to a massive swivel mahogany door that exudes grandeur.
The home is surrounded by water on all sides, creating an island-like effect that allows abundant natural light to flood the interior while maintaining a close connection to Nairobi’s weather conditions.
The interior design blends luxury with functionality, featuring gypsum ceilings, intricate moldings, and boho-inspired furniture.
It’s a perfect balance of family-friendly living spaces and elegant areas that can host up to 250 guests.

Security
What truly sets House 12 apart is its innovative use of swimming pools as a security feature.
Serving both as water features and protective barriers, the pools create a safe buffer zone around the home’s external glass walls, preventing potential break-ins.
Over the past five years, the design has been proven effective, with no recorded incidents of security breaches.

Designed by a visionary
The visionary behind House 12 is none other than Mehraz Ehsani, one of Kenya’s foremost architects, whose expertise has brought this grand property to life.
Mehraz, along with his brother Hamed Ehsani, is a co-owner of the Village Market, a prominent shopping complex located in Gigiri, Nairobi.
They established this multi-billion shilling project through their investment firm, Green Hills Investment.
The idea for the Village Market emerged in 1992 during a drive back from a golf outing when they noticed a lack of shopping facilities in Gigiri.
They purchased a seven-acre coffee farm and invested KSh 90 million to transform it into a shopping and recreation hub.
